Mow and Blow

Included in monthly contract:
• Mow and Blow
CFT will cut lawn area’s 34 times (not to exceed 34 cuts*) per year (can be customized to any size cuts – more if needed). Weekly, bi-weekly and monthly contracts are available. Any additional cuts requested by Homeowner/HOA/ Management will be billed separately. All debris derived from the mowing operation should be removed at the end of each service day. Proper mowing height shall be at CFT’s discretion. Where applicable, all lawns will be mowed to the normal water line. CFT will have the proper equipment to perform this contract, and the equipment condition will be maintained properly to ensure no damage to lawns.
Note: * 34 cuts (based on weekly contract)
Turf Maintenance Schedule:

Edging

Mechanical edging, with a hard blade edger, of all turf grass areas next to curbs, streets, sidewalk, bike paths, driveways, paved areas, beds and borders shall be done after each cutting to prevent grass encroachment over hard surfaces or onto beds or borders.

Weeding

Weeding by mechanical or chemical means shall be performed each month. Weeds in all landscape beds, tree bases and common grounds are to be kept under control using chemical procedure (i.e. Round Up) as per standard industry practice. CFT shall be responsible for plants damaged by Round Up application.

Pruning

Hedges and shrubs will be pruned 12 times per year, applying standard pruning practices. Shrubs will be maintained to a mature height or six feet except one foot above public utility boxes and enclosures.

Line Trimming

Liming of lower branches and cleaning of trunk growth will be done monthly or as needed to maintain, a minimum canopy height of 6-8 feet, to prevent obstruction of vehicle and pedestrian access only. Tree branches which touch the roof and/or walls will be trimmed only if branches are reachable from the ground. Tree shaping or topping above 6’ is not part of this proposal (a separate quote is required if service is needed).

Liming of Trees

Palm Trimming

Palms shall be trimmed to keep them free from dead palm fronds and/or seed pods (excluding Coconuts, Sabal and Washingtonia Palms) up to 15’ height on an as needed basis. Removal is to be made standing from the ground with a pole saw. Palms over 15’ not reachable with polesaw shall be performed and billed at an additional charge. Trimming and/or removal of fruits, seed pods and/or palm fronds in preparation for any storm or hurricane is not part of this contract.

Maintenance Standards

Grass areas shall be maintained as lawn areas – cared for and evenly trimmed as prescribed in the landscape maintenance specifications.
Areas remaining in a natural state shall receive no maintenance. Shrubs, beds, and existing ornamental and feature trees shall be maintained in accordance with prescribed specifications.
Maintenance of the grounds shall conform to high standards; litter and debris shall be removed on a “per cutting” basis, so as to maintain the grounds in a clean and sanitary condition.
All excess lawn clippings shall be blown from walkways and roadways after each mowing. The actual clean-up targeted to take place within two to four hours of the actual cutting.
Monthly landscape inspections are available per request at no additional charge.
Any costs associated with replacement of Sod are the responsibility of the Homeowner/HOA/Management.

Exclusions

Extra debris buildup or ornamental damage due to shade, cold snap, tropical storms, (higher than usual winds), construction, highlands, etc. is not included in this monthly service contract, and may result in additional charges.
CFT is responsible for turf, grass, and/or ornamental damage caused by shade, cold weather, improper plantings (which were not completed by CFT), nematodes, fungus, drought or construction related damage.
Any landscaping added by the homeowner/association after the start date of this contract that dramatically changes the everyday workload and requires additional manpower may result in additional labor charges (i.e. more than 5 plants, adds 200 feet of Ficus hedge, add 20 area palms, etc.).

Coconut Removal

Although beautiful and tropical, coconuts can be very dangerous. They are heavy with a very hard shell, which can cause severe injuries to people and animals if and when they fall. They also create serious problems during hurricane season during the high winds. These coconuts become airborne missiles, hitting windows, homes and people, resulting in serious injuries and sometimes death.

Fertilizing

CFT will fertilize for an additional charge, unless stated in contract.
CFT shall apply four (4) full fertilizations in each calendar year if desired by Homeowner/HOA/Management or CFT.
CFT shall apply an approved, balanced fertilizer with immediately available nitrates, in accordance withmanufacturer's recommendations.
At CFT's discretion, any of the fertilizations may be of a "Weed and Feed" type.
All turf areas and common areas will be fertilized 4 times per year with 15-5-15, 29-3-5 and 16-4-8.
All shrubs, trees and palms will be fertilized 4 times per year with 15-5-15 and 8-10-10.
CFT shall apply applications in each calendar year:

Turf, Shrubs, Palms and Trees
Designed to provide all lawns and plant material the recommended minimal nutritional dosage.
CFT will monitor all lawns and plant material, and recommend additional treatment if necessary. Lawn and ornamental fertilizer products used will be a high quality granular “slow release” fertilizer made of sulfur coated nitrogen and micronutrient in varying thicknesses to allow feeding of lawn and ornamentals for up to 90 days, depending on weather conditions.
An approved and appropriate fertilizer, in accordance with manufacturer’s recommendations, shall be applied. This work shall be completed under the direction of the Homeowner/HOA/Management. Deep root feeding and liquid fertilization are not included.
All costs associated with the replacement of shrubs, plants or trees shall be the responsibility of the Homeowner/HOA/Management.

Fertilizing Turf

Provide 3-4 applications (per contract) for an aggressive schedule to provide vitality and maintain a healthy color; delivering approximately 1 lb. of nitrogen per visit, including all Micro-nutrients

Fertilizing Ornamentals

Provide 3-4 applications per year to promote health during the growing months.
o Trees and palms to be fertilized at a rate of 1 lb. per inch of trunk. All shrubs and ground covers to be fertilized at a rate of 3 lbs. per 100 square feet.
o Trees, palms, plants and/or specific areas may require additional treatments from time to time.
CFT will monitor and recommend action as needed.

Hurricane Cleanup

CFT will clear all storm debris from property in all areas. Contract must be in place for this service. We will make sure that entrance ways are clear, to allow for easy entry and exit in case of emergency. We will clean area when complete and remove all debris. CFT will supply all trucks, equipment and labor in order to complete this job. Any changes to the contracted service agreement may result in Dumping will be an additional charge per trailer. We will provide you with a receipt on the total number of trailers dumped, and invoice you accordingly. additional charges.
CFT will not be responsible for any property damage and/or removal or clean up of debris as a result of damage caused by a hurricane or any other major storms or flooding. Any additional clean up services shall be available at our normal rates (per man/per hour).
Note: A separate contract must be in place for this service

Debris Removal

WANT A CLEANUP? CFT will remove all leaves, branches, and other debris from your property and landscape beds, which have accumulated over the fall and winter seasons.

Trimming (Trees and Palms)

For an additional charge, CFT will trim palms and hardwood trees over 15 feet. We will thin out and punch holes to allow hurricane winds to blow through trees prior to hurricanes. Tree trimming service for the following: Sabal, Washingtonia, Queens, Royals, all hardwood trees and oak trees. CFT will provide all labor and equipment to complete this job. Unless otherwise instructed, Sabal trunks will be cleaned of all wood to its natural state in order to keep bugs, roaches and ants from nesting inside bark. Ask us for a quote. Emergency Trimming: Tree trimming above ten feet (10') that presents a hazard shall be performed at the direction of the Homeowner/HOA/ Management with compensation for extra work.

Ficus Whitefly Treatment

As a preventive measure, CFT will treat Ficus hedges and trees with a 3-part formulation (systemic pesticide, foliar and fertilizer) twice a year for Ficus Whitefly. We will inspect and measure the total of linear feet of Ficus throughout your property or community. We will let you know if there is evidence at that time. Applications take up to 4-6 weeks for the chemical to completely distribute through a 6’ hedge.
If your Ficus is already infested, we will begin the above treatment to cure the Ficus. SAVE YOUR FICUS NOW!
Signs of Ficus Whitefly:
• Ficus hedges and trees without their leaves is the most obvious symptom of a whitefly infestation. This defoliation is commonly called “leaf drop.”
• Small white-winged insects, resembling very small moths with yellow bodies are present in your hedges. These whiteflies feed primarily on the underside of a Ficus leaf with their needle-like mouth parts.
• Eggs and nymphs on the underside of the Ficus leaves.
If not treated, Ficus hedges or trees will die.

Lawn and Ornamental Pest Control

For an additional charge, CFT can provide lawn and ornamental pest control services. CFT’s Pest Control Service is designed to provide Lawn and Ornamental monthly pest control inspections and treatment to control pests that are damaging to turf and plants in both Association and Individual landscape areas.
• Turf
o Insects: Monthly ‘spot’ insecticide treatments to control Chinch bugs, sod worms, armyworms and others. Turf losses caused by insect infestation to be replaced at no cost.
o Fire Ants: Monthly treatment when visible year-round. Broadcast twice (2) per year. Fire Ant bait in Spring and Fall.
o Diseases: All weather related diseases will be treated, such as gray leave spot, brownpatch and pythium, but will carry no replacement guarantee.
o Weeds: Treatment of ‘broadleaved weeds’ will be scheduled, as needed, monthly from November through April. Control of ‘grassy’ weeds and ‘sedge’ is not included.
• Ornamentals
o Insects: Chewing and sucking insects. Plant losses to be replaced at no cost.
o Snails: Snail Control not included. Treatment is available at Homeowner/HOA/Management’s expense. Plant loses due to snail infestation not included. Have a Tree That Need to Be Removed?

o Diseases: All weather related diseases will be treated such as root rot and leaf spots, but will carry no replacement guarantee.
• Others
o CFT not responsible for turf and ornamental damage caused by shade, cold weather, improper planting, nematodes, fungus, drought or construction related damage.
o CFT not responsible for treating hardscape areas (walkways, driveways, parking lots, etc.) A/C equipment or time clocks for ants/insects.
o CFT not responsible for perimeter treatments to prevent insects, including but not limited to carpenter ants, from entering the building. CFT is not responsible for any treatments to flowers, trees or palms.
All lawns and shrubs shall be inspected regularly for indication of possible destroying organisms, including insects and fungus. CFT shall not responsible for the current condition of the Homeowner/HOA/Management’s lawn and ornamentals.
CFT will provide a written report within 30 days of inception of the contract detailing any visible issues. Until such time that the Homeowner/HOA/Management takes effective corrective actions, CFT shall not be held responsible.
Upon confirmation of a specific problem requiring treatment, CFT will apply pesticides as needed and only in the affected areas, using the least toxic and most effective pesticide.
Any pesticide application will be made in accordance with the rules and regulations governing the use of pesticides in Florida by a licensed applicator. No full property or preventative treatments are included with this service. Ants, snails, termites and flying insects are not included in this basic service.
Due to the proliferation of exotic (non-native) pests invading South Florida, the following pests are excluded from the normal control of this contract:
• Lobate Lac Scale (Paratachardina Lobata Lobata)
• Sego Palm, Snow Scale (Cycad Aulacaspis)
• Royal Palm Bug
• Bromeliad Weevil
• Other non-native pests yet to be introduced
Certain pests may have a control method that can be used at an additional charge. In case of questionable infestations, contact the Pest Control Department for an inspection.

Irrigation

The maintenance process of your irrigation system is called a Wet Check, and will be performed monthly. The Wet Check process will include the following:
• Inspection of the irrigation systems’ primary elements. Each will be tested and adjusted for its proper operation and water distribution.

c. Water pumps and motors
• Test and inspect all of the zones within the sprinkler heads and nozzles. Each will be cleaned and adjusted for their proper operation, direction and coverage. Each will be cleaned and adjusted for their proper operation, direction and coverage. Some sprinkler heads and nozzles may need to be replaced if they are broken or beyond cleaning for their correct function and water coverage.

• The debris and grass will be cleared from around all sprinkler heads to assure proper watering.
• The inspection of the watered areas for evidence of PVC pipe leaks and breakage.
Contract does not include the cost of any materials installed at the time of the Wet Check. It also does not include the cost of labor and materials for any services or repairs not described above, whether performed during the Wet Check or at any other time.
CFT requests notification of any new plantings and their replacements to assure there is no negative impact on the irrigation system and proper watering is provided to all areas.
CFT will not be responsible for damage to sprinkler heads or other irrigation devices caused by mowing, when those heads or devices are above ground or exposed.
During the monthly wet check, any repairs needed, up to $250, will be performed without advanced management approval. Any repairs above $250 will be quoted for approval.
Repair charges will be:
Licensed Technician: $50/hour/technician
Assistant Technician: $25/hour/technician

Power Washing

CFT offers many techniques and services that will safely complete your cleaning project. We offer power washing services for: building exteriors (residential and commercial), store fronts, parking lots, decks, porches, patios, walkways, new masonry, driveways, curbs, furniture, sidewalks, siding, pool areas, dumpster areas, signs, and high traffic areas.
Our products are environmentally safe and will not hurt your home, pets or the surrounding plant life.
Wooden Decks and/or Other Wooden Exterior Surfaces: We will clean, strip and apply a stain or sealer to help restore its natural beauty for an additional charge.

Gutter Cleaning

Are your gutters clogged? CFT will clean your roof, gutters and downspouts, as it is a critical part of your home maintenance. Our professionals will make sure that all loose debris is completely removed from both flat and sloped roof areas, thoroughly clean and flush all rain gutters and downspouts to assure proper flow.

Window Washing

Our professionally trained technicians are well prepared to tackle your job, however tough it may be. From interior and exterior cleaning of old multi-paned windows and storm windows to today's newer dual-paned windows, CFT can handle all of your window cleaning needs.

Landscape Improvements

CFT can supply you with flowers and install them.
• Annuals Installation: CFT will install Impatiens, New Guinea Impatiens, Begonias, Coleus, Petunias, and Geraniums at the specified contract rate.
• Sod Installation (by piece or pallet):
o We install Bahia, St. Augustine Rye, Palmetto or Bermuda.
o We also sell Bahia seed in a 20# pail or bag.
o Prior to sod installation, CFT will properly prepare your soil using the following practices:
􀂃 loosen the soil surface, which is beneficial for incorporating fertilizer and facilitates quick root growth from your freshly installed sod.
􀂃 cultivate the area by roto-tilling or spading to a depth of 4-6 inches.
􀂃 remove all debris such as roots, wood, large clods and such.
o Sod will be installed snugly against one another to avoid gaps and overlaps. On sloped areas, sod will be installed lengthwise and parallel to the slope. Depending on the Homeowner/HOA/Management sod grade selection, sod staples or stakes may be required to hold the sod in place until root establishment. After installation, CFT will tamp or roll the area to eliminate air pockets and to ensure proper contact between the sod and underlying soil.
It is important to water your new turf immediately following installation.
Sod installation rates are based on the number of skids per square foot.
• Mulch (Bag or Bulk): CFT will pick up, deliver and install mulch. All individual and associated plant and tree beds will be mulched once per year, unless stated otherwise, at CFT’s discretion. We will provide the Homeowner/HOA/Manage-ment with the amount of mulch picked up or delivered. The Homeowner/HOA/ Management will choose the preferred color (red, gold or black) prior to installation. Mulch options: Cypress Shredded, Wood Chips, Pine Bark Nuggets, Pine Bark Fines, Pine Straw.

Tree Removal & Replacement

Want a tree removed. CFT will remove it for you. CFT will remove tree or palm, and all debris associated with removal.
We will remove stump or grind stump trunk. If removal was due to Ganoderma, we will sterilize the hole and fill to dirt line.
Note: a palm can not go back in the same location where there was Ganoderma or it will die.
Stump Removal or Grinding: CFT provides stump grinding if your property has stumps or trees removed, and stumps were left.

CFT is a licensed Nursery in the State of Florida. We sell all palms, oak and hardwood trees, along with all landscape plants. We deliver and install.
CFT operates on an 80 acre tree farm in Central Florida. We can supply all your plant needs.
